How is the management team compensated?
The Management Team will only be entitled to thirty percent of the profits, through its ownership of shares in the asset controlling entity. The Management Team will not be paid any upfront fees or back end fees for any of the day-to-day operations.
What does Affinity Investments entail?
Affinity Investments and/or affiliated corporations are organized for the purpose of raising equity, and completing the acquisition, improvement, repositioning, and refinancing of multi-family apartment communities in emerging and up-trending markets in Canada & the United States.
Why are you investing in real estate in a down real estate market?
If you listen to the media, you would believe that the real estate market has totally collapsed. In our view, there is no better time then today to buy strong income producing assets. With the lack of credit in the marketplace, owners of quality and strong value assets are forced to dispose of their assets at good discounts.

Is the principal amount of investors funds guaranteed?
There are asset specific risks associated with any investment. Therefore, Affinity, its directors, officers or associates cannot guarantee any investment. However all investments are backed by high cash flowing income growth properties, with high equity, and low leverage.
Am I investing in a single multi-family complex?
No. TheReliant Investments US Incwill acquire one or more properties with the funds raised, thus creating a focused portfolio of revenue producing real estate in Canada or the USA.
How do I know if I am eligible to invest?
Affinity clients who have been prequalified and accepted as "Eligible Investors" or "Accredited Investors" may participate. An eligible investor is a family member, close personal friend or close business associate of an Affinity Director, or is a person who commits to a minimum $150,000, or at the same time or before signing this Subscription Offer, both (i) received an offering memorandum from the
Issuer; and (ii) signed a "Risk Acknowledgement Form" and delivered it to the Issuer.
An accredited investor is defined as someone who has thusly furnished proof of substantial income ($200,000 per year or if married $300,000 per year combined) over the preceding two years, or who has a net worth of $1,000,000, and extensive investment experience.
What are my liabilities as an investor?
None, since all investors purchase shares of a controlling corporation, the directors carry the liability of personal guarantees for mortgages, public risk and other liabilities.
How are the funds raised used?
100% of the funds raised will be are allocated towards the acquisition, improvement, refinancing and disposition of multi-family real estate holdings. Absolutely none of the money raised will be used to pay for organizing the legal corporate structure, marketing, asset management fees or commissions.
What if something happens to the Management Team?

What kind of returns can I expect as an investor?
Our Goals are aimed to deliver to its shareholders an average annual return on investment of 15-18% over a five to six years investment period. While the Management Team has previously been able to consistently achieve higher results of 20-25% through prudent acquisitions, renovations and asset dispositions, there is no guarantee of future performance.
Is there monthly, quarterly or annual cash flow?
Yes, cash flow will be distributed to the share holders on a quarterly basis.
What communication can I expect to receive fromAffinityafter I invest?
Affinity will issue, annual audited financial statements, and quarterly investment reports to all shareholders.

What is the time horizon for my investment?
A time frame of five or six years is expected in order to ensure that the most optimal return is achieved. This time line may change in accordance to market fluctuations. The Management Team will always be looking to dispose of the Investment Property at a time that reflects the highest possible return in the shortest duration of time.
WHAT ARE THE TAX IMPLICATIONS of this Investment?
Since each investors personal tax situation is unique, potential shareholders should consult their tax advisor with respect to any questions they may have concerning this matter.
WHAT IS THE MINIMUM INVESTMENT?
The minimum investment amount is $25,000.

Our group has over 40 years of combined experience acquiring real estate. The team roster includes: several professional real estate investors, who have transactional experience, strong asset management skills, and pure passion for the real estate investment industry.
